What Makes a Good Real Estate Agent?

It’s time to sell and you have to make that big step in choosing the agent best suited, to selling your property.


If it is the first time you have ever actually sold a property, then it can be a very daunting task and extremely hard decision to make. You might ask yourself, what up front qualities do I want in a real estate agent? Must they have a certain amount of experience? Should they be a certain age? Does a male or female do it better?

Of course there may be a personal decision in choosing which agent to sell your home, but if there isn’t, then where do you start?

Selling is quite a confusing and stressful period of time in your life, (especially if you are a first time seller) therefore a great agent can definitely lighten the load.

I would first and foremost suggest looking on the internet for local Real Estate Agents in the area of where your property is located. Make a time to meet with each one either at the property you are selling, or make a time to come and see them in the office. Obviously the first thing you will want to know is how much your property is worth and the opinion of each agent as why it is worth that amount.


Is the agent you are speaking with a good listener?

Is the agent listening to what you have to say and how do they answer your questions? Do they come across as being honest with you? Your sales agent is working for you, so you want to make sure that they are listening and taking in everything you have to say. You want to make sure that you know your needs and wants will be tended to, therefore being a good listener is a key attribute that the better agent will possess.

Local Knowledge

A good agent will have good knowledge of the area in which your property is located. They will have information on properties that have sold in recent times and how much for. This will help them to know which audiences they can focus on targeting, giving your property the best start at being sold.


Bad News is better than no News!

Good communication is a very important quality to have as a selling agent. Let’s be honest, it is not always smooth sailing when it comes to selling your property, but being kept in constant contact with your agent can keep you a little more at ease. Even if the news seems insignificant, at least you know that your agent has not forgotten about your property and wants to keep you up to date with current information. Lightning speed replies and constant communication are skills that good sales agents will portray.

Sensitive and Understanding

A good sales agents is aware that not all people’s wants and needs are the same, therefore understanding what you expect from them is very important. They are sensitive to you as an individual, as selling a property tends to be a very big part of someone’s life.


Honesty and Integrity

Even if it is at their expense, they are always honest with you. For example; the time you want to sell may not be the best time for your home and it is their job to advise you on when the right time might be. Or there may be things around the home that need attention, so that your property will reach its highest selling potential, your sales agent will not hesitate in touching on these things in an appropriate, professional manner.


Knowledge of Technology & Marketing

In a world where looking for a home is as easy as opening up internet explorer on your mobile phone, it is important that your selling agent is up to date with technology. The internet has an extremely important role when it comes to gathering the largest audience, of potential buyers possible. Ask your potential selling agent, what kind of marketing strategies they use? How many websites will your home be listed on? What will the photographs look like? Do they use video marketing? All of these are very important questions when choosing the best agent to sell your home.

References & Testimonials

Ask the agent if they are happy to offer references. If the agent is happy to offer you a list of 25 people that you can call for a references then they must be something good! Jump on the internet and google their name, are there testimonials for them? Are there any reviews? negative/positive comments? As they say, ‘The proof is in the pudding’ If you have heard nothing but positive feedback, then there is a good chance that you will be choosing the best agent.

Last of all, you want someone who has a genuinely nice personality, someone who makes you feel comfortable and at ease. Look for the agent that you feel you can talk to easily as you will be having frequent contact with them during the process of selling your home.
