What do Potential Buyers want?

Selling? Thinking of selling? Perhaps you would like to know what the average potential buyer is looking for when purchasing a home?

If you are prepping your home to sell, the following points broadly indicate what the average potential buyer is on the hunt for.

First Impressions Count!

Having curb side appeal is a big tick for the potential buyer. As they say first impressions do count so, having a nice neat front yard is a must. It may be as simple as getting out the scrubbing brush and giving the front of your home a good clean. Think about landscaping also, you don’t need to have a massive garden (as this could defer potential buyers) but having a few nice plants and perhaps a nice path to the front door could make a big difference.

Flowing Floorplans

Today, potential buyers, especially families are looking for an open flowing floorplan. Parents want to be able to cook in the kitchen while still in the presence of their family. They want to have windows or doors to the backyard where they can see from the kitchen to keep an eye on the kids playing in the backyard. Open plan living areas are also great for entertaining.

Not Too Big, Not Too Small!

Having a very large home with a large backyard yes will attract some buyers but not all. The average buyer especially a family will be looking for a home that requires little maintenance but is not too small. These days many families have little time to maintain a massive backyard and clean a massive house so they are looking for enough room to live comfortably in. Let us also take into account that bigger homes cost more to heat and to cool.

Neutral Tones to Suit All!

Let’s be honest, a bright red or yellow wall will definitely not appeal to everyone’s taste, so having your home painted in neutral tones will attract a lot more people.

Focus on the Kitchen and Bathroom

It has been said that the decision to purchase a particular home is dominated by the female party. Generally speaking females share more of an emotional view on each home they look through, because of this a large focus should be put into the bathroom and kitchen areas. Many want to be able to view themselves in those areas, helping the kids with homework in the kitchen while they cook, or chatting with friends while organising a tea or coffee.

Remember, these points don’t account for all buyers in the market. Even if your home is very different to the ideal stated, it can appeal very much to many others.
