SELLING PROPERTY IN WINTER

Winter in Melbourne is cold, dark, rainy and temperamental. I know your exact thoughts… Who would want to sell their home or even buy a home in winter!? You may think it is a terrible time for your home to sell, but it is certainly NOT a bad time.

Let’s start with competition, many may have the same idea of placing their home up on the market when it starts to get a little warmer but if everyone has that same idea, then the home you are wanting to sell will have a lot more competition! Getting you home up on the market in winter could make it seriously stand out from the crowd, hence more than likely a quicker sale than if it was to be put on the market in spring.

Will cold weather discourage people from attending inspections? No! It may cancel out non serious buyers but if someone is interested in buying your home, they WILL make a time to look through it.

The internet – the way of the future. With technology these days, buyers don’t even have to physically walk into an office, so on those freezing cold, wet, winter days where people are discouraged to head out, they will still be on the hunt for their new home (usually flicking through sites on their phones). This is why advertising and marketing your property on the internet is so important!!

The way you dress your home matters! What do I mean by this? Well, on inspections during winter, make your home cosy, warm and a positive experience. Everyone can’t wait to get home and away from the cold in winter, so use it to your advantage! Put the heating on and warm up your home, put some throw over rugs on the couches and even light a candle or two. Create an atmosphere that will have an impact and a positive experience for the potential buyer, the home they won’t forget going to!
