How to prepare your house for rent?

When it comes to renting out your home, it can be just as daunting as selling your home. Getting the property presented well can mean the difference of $10-$20 extra per week in rent.

 

Start off by making sure everything is clean and tidy: setting a good example of how you keep the house means the new tenant can see exactly what the expectations of cleanliness is. Getting the carpets steam cleaned and garden well-presented will mean the tenant will be expected to do the same once they vacate.

 

Remove anything expensive or anything that can be easily broken: When doing opens with your furniture still there will mean potential tenants can visualise how to layout their furniture and use the space, however, we can sometimes have large groups of people through at any one time and we would not want anything to get broken.

 

Disconnect utilities: Once you have a tenant secured and have moved out, you can arrange to disconnect your gas, electricity and contents insurance. It is important you keep your building insurance, and look into getting a landlord insurance policy to cover you in the unlikely event of emergency. Water can be arranged by your property manager, as they will set up a new connection for the tenant to pay the usage only.

 

Re-direct mail: Ensure all your mail is redirected to your new address, this can be done at the local post office or online on the Australian post website.

 

Prepare extra sets of keys: Ensure you have x3 sets of keys to give to your property manager, this will mean they can give the new tenants two full sets, and keep a front door set for themselves in a key safe at the office in Melton. This will be used to conduct open homes and routine inspections.

 

The final step is to relax while the property manager takes care of everything else you need.
