We understand that renting for the first time can be a stressful experience, so we’ve created a list that will help you to ensure you’re being the best tenant that you can be!

  • Be Particular When Returning Your Condition Report

When you move into a new property, you will be given a copy of the condition report that includes all aspects of the condition of the property before it was handed over to you. Ensure that when you receive this copy, you double check, triple check and quadruple check that any issues within the property are mentioned on the report. This can range from a hole in a wall, to a small scratch on the floorboards. Be as pedantic with this report as possible, it will benefit you in the long run as when you vacate the property, you will not be blamed for any damages if they were recorded on the condition report.

  • Factor in Bills When Considering Your Budget

When considering the amount that you can spend on rent per week, ensure that you factor in all of the different bills that you may need to pay for; utility bills, internet connections etc. It’s also easy to forget that there will be many initial costs associated with moving into a new property. For instance, the required amount needed to secure the property, the cost of the bond, any removalist costs and also if any professional cleaning is required at your previous property. It’s important to never budget for more than you can afford, as a negative rental history that demonstrates arrears, will impact your chances of getting another property in the future.

  • Educate Yourself on the Correct way to Vacate a Property

When vacating a property, it is important to ensure that you vacate the property correctly, to avoid the chance of breaking any laws or losing any money. When vacating, it’s essential that you leave the property in the same condition that it was when you moved in, to ensure that you receive the full amount of bond back into your bank account. If vacating before the end of your lease agreement, you will also need to provide your property manager with a 28 days’ notice, informing them that you will be vacating the property.

  • Report any Issues Within the Property as soon as They Arise

When constantly reporting maintenance issues, you may feel as if you’re being a hassle or a bother to the property manager/landlord. However, it’s important to report any maintenance, as soon as you notice it. If it isn’t an urgent repair, the landlord may not fix the issue straight away, but it will take a lot of pressure of yourself if you are sure to report it immediately.

When being a tenant, especially if it’s the first time, it’s important that you are aware of your rights. This will ensure that you are receiving fair treatment as a tenant, and it may possibly save you a lot of hassle in the long run.
